When a VA appraiser invokes Tidewater, it means they’re not convinced the contract price is fully supported by current market data — yet. But the good news? You get a 48-hour window to provide stronger comps and supporting information before the value is finalized. Here’s the playbook I use in real-life transactions: 1️⃣ Immediate notification The moment Tidewater is triggered, I alert the buyer’s agent and listing agent with a clear explanation of what it means and exactly what the VA is requesting. 2️⃣ Spell out the deadline VA timelines move fast. Everyone gets the exact date and time comps must be turned in so nothing slips through the cracks. 3️⃣ Guide agents on what to send Agents gather: • Recent, relevant comps • Lot premiums • Upgrade information • Neighborhood market data • Anything supporting value within VA guidelines 4️⃣ Package everything for the AMC Once agents send comps to me, my team organizes and submits the full packet to the Appraisal Management Company — not to the appraiser directly. The AMC then delivers the information to the VA appraiser, keeping everything clean, compliant, and timely. 5️⃣ Keep communication tight After the packet is submitted, I update all parties so everyone knows we met the deadline and the loan continues moving forward. Bottom line: Tidewater exists to protect the veteran borrower — ensuring the home’s value is fair, accurate, and backed by real market data. It’s a moment where agents, builders, and the lending team work together to provide the best information so the VA can make the right call for the veteran.
